discover
To start off the project, PKD locates and compiles all existing condition information and creates the base models needed for the design process. Existing conditions information includes a full property assessment: photograph collection, surveys, zoning regulation research, as-builts creation, utility information retrieval, and client space needs discussion.

design

Once all requirements and owner requests are gathered, PKD creates an initial design concept that aligns with the client’s vision. Refinement of the design concept follows based on client’s feedback. Mood Boards and product specification lists are created. Next, the development of comprehensive working drawings with all project aspects and building systems coordinated and defined is created. This packet is then used for contractor’s estimated bids or design commission submission.

detail
After client approval, PKD creates detailed construction documents coordinating with structural engineers and other consultants as required. These are submitted to the city for plan check and building permits. PKD will respond to any of the city's questions, or additional requests. These drawings will also be used for final bids.

PKD is available for inquiries, coordination, site visits and questions during construction.
